ITHACA, N.Y. (APN) — The Northside Apartments have undergone a $75 million renovation, transforming the 1960s-era complex into a more efficient, modern housing development.
The Ithaca Housing Authority and 3rd Development Group expanded the complex from 70 to 82 total units, though bedroom count decreased from approximately 225 to 208. Units now range from one to two bedrooms, designed to match current demographic needs.
All 82 units remain affordable, targeting residents earning up to 60% of the area median income. Funding came from state and federal sources, including $10.6 million in tax-exempt bonds and $29.7 million in federal low-income housing tax credits.
Local officials celebrated the project’s community impact. Ithaca Housing Authority Executive Director Brenda Westfall described the renovation as “more than just renovating buildings,” but an opportunity to revitalize communities.
Displaced families received first preference to return, with local leaders emphasizing the project’s commitment to maintaining community stability and supporting economic and racial justice.
Notably, the redesign ensures each unit has ground-level access, individual entrances, and maintains existing green spaces and parking.
State Senator Lea Webb praised the project as providing “safe, sustainable, and high-quality housing” for regional residents.
